Article 1 – Parties

These terms and conditions apply to all rental agreements concluded between the owner of Holiday Home Dreef, located in Poperinge, Belgium, and the tenant (hereinafter referred to as "the guest").

The holiday home is rented exclusively for recreational and tourist purposes and may not be used as a permanent residence.

Article 2 – Description of the accommodation

Holiday Home Dreef is a fully equipped holiday home in Poperinge and can accommodate up to 12 guests. The property is newly built and has recently been made available for holiday rentals.

The accommodation includes, among other things:

• Sleeping accommodation for up to 12 guests
• A fully equipped kitchen and communal living areas
• An electric vehicle (car) charging station on the premises
• An electric bicycle charging station on the premises

There is no covered bicycle storage available. Bicycles may be parked outside at the guest's own risk.

Article 3 – Optional sauna rental

The sauna is not included in the basic rental price of the holiday home and must be reserved and paid for separately. Availability of the sauna is subject to prior arrangement with the owner.

The following rules apply when using the sauna:

• Use is entirely at the user's own risk
• The sauna must be used correctly and carefully in accordance with the instructions provided
• Any damage resulting from improper use will be charged to the tenant
• Persons with health issues are advised to consult a physician beforehand

Article 4 – Reservation and payment

A reservation becomes final upon receipt of the deposit and written confirmation from the owner. The owner reserves the right to refuse a reservation.

4.1 Payment schedule

When making a booking, we ask you to pay the full amount online.

4.2 Security deposit

A security deposit is required. It will be refunded no later than 14 days after departure, minus any costs for damages or additional cleaning.

Article 5 – Cancellation

If the guest cancels the reservation, the following charges apply:

• More than 60 days before arrival: 15% of the total rental price
• Between 30 and 60 days before arrival: 50% of the total rental price
• Less than 30 days before arrival: 100% of the total rental price

The owner recommends that guests take out travel insurance including cancellation coverage.

The owner has the right to cancel the agreement in cases of force majeure. In such cases, all amounts paid will be refunded in full, without any further liability.

Article 6 – Arrival and departure

6.1 Arrival (check-in)

The property is available for check-in between 4:00 PM and 7:00 PM. Arrival outside these hours is only possible with the owner's explicit approval and must be requested at least 48 hours in advance.

6.2 Departure (check-out)

The property must be vacated by 12:00 noon on the day of departure. Late check-out may result in an additional day's charge.

6.3 Key handover

The exact key handover procedure will be communicated by the owner prior to arrival.

Article 7 – House rules and use of the property

7.1 Maximum occupancy

The property may accommodate a maximum of 12 guests. Exceeding this limit is not permitted and may result in immediate termination of the rental agreement without any refund.

7.2 Pets

Pets are not allowed. In case of violation of this rule, the owner reserves the right to terminate the rental agreement immediately. Any resulting damage or additional cleaning costs will be charged to the guest.

7.3 Smoking

Smoking is not permitted inside the property. Smoking outdoors is allowed only in designated areas. Cigarette butts must be disposed of properly.

7.4 Noise disturbance

Guests must respect the surrounding area and neighbouring residents. Noise disturbance is strictly prohibited between 10:00 PM and 8:00 AM. In the event of complaints or excessive disturbance, the owner may terminate the rental agreement.

7.5 Waste

Waste must be sorted in accordance with the local regulations of the municipality of Poperinge. The necessary information is available in the property.

Article 8 – Drinking water

The holiday home is not connected to the public drinking water network. Tap water is NOT suitable for consumption and must not be drunk.

Bottled water or another drinking water solution is provided in the property. The owner shall not be liable for any health problems resulting from drinking tap water if the guest fails to follow these instructions.

Article 9 – Charging stations for vehicles and bicycles

Charging stations for electric cars and electric bicycles are available on the premises. Their use is included in the rental price unless otherwise stated.

Use of the charging stations is entirely at the user's own risk. The owner is not liable for any damage to vehicles or bicycles while charging.

There is no covered bicycle storage available. The owner is not responsible for theft of or damage to bicycles or other vehicles left on the premises.

Article 10 – Damage and liability

The guest is responsible for all damage caused during the stay to the property, furniture, equipment and surrounding areas, whether caused by the guest personally or by members of their party.

Any damage must be reported to the owner immediately. Repair or replacement costs will be deducted from the security deposit or invoiced directly if the damage exceeds the amount of the deposit.

The owner is not liable for theft, loss of or damage to the guest's personal belongings.

Article 11 – Personal data

The owner processes the guest's personal data solely for the purpose of executing the rental agreement, in accordance with Belgian and European privacy legislation (GDPR). Personal data will not be shared with third parties unless required by law.

Article 12 – Applicable law and disputes

This agreement is governed by Belgian law. In the event of a dispute, the parties will first attempt to reach an amicable settlement. If no settlement can be reached, only the courts of the judicial district of Ypres shall have jurisdiction.

Article 13 – Final provisions

By confirming a reservation, the guest declares that they have read and accepted these terms and conditions.

The owner reserves the right to amend these terms and conditions. The version in force at the time of booking shall apply.
